INTERIOR DESIGN TIPS TO SELLING YOUR PROPERTY

• How you present your home to potential purchasers is extremely important. You might be frustrated by the idea of putting time and energy into the home you're trying to sell. But a few essential improvements can go a long way- and it'll be more than worth the effort to entice potential buyers.

• De-clutter your rooms to make them seem larger, and remove as many personal items like photographs and artwork as you can. You might think the house seems bare without them, but it makes it much easier for buyers to imagine themselves living there. Tip - the more floor that can be seen the larger a room will feel. So get everything you can off the floor and into cupboards or into storage.

• Set aside a small budget for replacing some soft furnishing such as cushions, throws for beds, new towels etc. Some fresh flowers bring vibrancy into a room, adding to the room aesthetically and through their fragrance.

• A paint job is one of the quickest (and cheapest) ways to increase the appeal of your home. If possible, do the painting yourself, spending the money on a professional is not recommended unless you absolutely can't do the work. A fresh coat of paint can brighten any room and give the entire house a cleaner look that will entice buyers in an instant. Another inexpensive, yet worthwhile tip is to have your windows cleaned. While this may sound obvious, people often overlook it.

• Consider updating light fittings, especially easy to replace pendants. Inexpensive bedside lamps and table lamps add warmth and a homely feel to an otherwise drab room.

• If you have rooms in your home that have no real purpose, like an extra bedroom, which you use for storage, seriously consider cleaning it out and presenting it as a bedroom or office. From a positive point of view, this is an ideal opportunity to make each room count. Give each room a purpose or use. This will show buyers what the room can be used for, and keep them from being confused about the space. Short term storage in a storage facility is a very worthwhile and inexpensive option. On the other hand, if you neglect to make use of a room, potential buyers may wonder why they need a house of that size and look elsewhere.

• Some people believe that all interior walls should be painted white in order to sell the home, since your paint colours might not be to someone else's taste. This is true to some extent, but the truth is that choosing universally appealing colours is an even better way to lure buyers. Be sure to save dark colours for private, intimate rooms like the master bedroom.
